Can you cover landlords' contents insurance only?
Yes. Customers have the choice to cover either the Buildings or Contents or both combined under our landlords insurance policy.
Do you cover the rent if the tenant stops paying?
Yes, with our Legal Expenses and Rent Guarantee Insurance – you are covered for rental arrears owed by the tenant under the tenancy agreement. Cover provided is up to £2,500 per month to a maximum of £10,000 or for six months, whichever is the lesser amount. You will also receive cover for advisors costs up to £10,000.
Is my bathroom covered within buildings insurance?
Yes. All fixed items such as baths & sinks are generally covered under the buildings insurance and would be covered as standard within our landlords' insurance policy.
Are my kitchen units covered under the buildings insurance?
Fitted kitchen units would be covered under our buildings insurance, however, movable items - such as fridges, microwaves etc – would be covered within our contents insurance.
How long will it take for me to receive my policy documents?
We will post your policy documents to you as soon as cover is confirmed. All our documents are sent by Royal Mail First Class – so you could expect to receive your policy documents within 1 to 2 working days.
Can you email me my policy documents?
Yes. We try to satisfy all the needs of our customers – normally, your policy documents are sent to your correspondence postal address however, we can also email or fax you your policy documents upon request.
How do I work out my rebuild value?
A lot of people think that rebuild values are related to the market value of their property, however there is no co-relation between market value and rebuild value. You could have a one bedroom flat in central London with a market value of over £1 million and a rebuild of just over £100,000 and then you could have a four bedroom house somewhere else with a market value of £120,000 and a rebuild of £100,000. When a mortgage valuation is carried out the surveyor will normally give two figures – a market valuation and a rebuild value so the rebuild value can usually be found on a valuation report or mortgage survey. If one of these is not available there are a number of online rebuild calculators you can use such as the one found at www.bcis.co.uk which is the Royal Institute of Chartered Surveyors’ (RICS) building cost information service.
Do you offer car insurance?
No. We specialize in the buy to let market and our products include landlords household insurance, Legal Expenses and Rent Guarantee Insurance, Commercial & Commercial/Residential combined insurance & tenants contents insurance. We also provide owner occupier insurance for home owners.
Does your landlord household policy include legal cover?
Our landlords' household insurance provides Public Liability cover up to £5,000,000 as standard. We also offer a Legal Expenses and Rent Guarantee insurance policy which covers rent arrears owed by the tenant under any Tenancy Agreement. This policy also covers legal advisors costs up to £10,000 – Tenant Referencing is a requirement of our Legal Expenses and Rent Guarantee policy.

Can I pay by Direct Debit?
Yes, you can purchase our Landlord Insurance policies online or by calling us on 0800 294 4522 and the policies can be paid on Direct Debit. There is a 10% charge for Direct Debit payments.
